On average we can lease your property in 3 weeks or less! Our marketing team has this down to a science and our results speak for themselves. This means once we list the property you can expect to have a solid rental application within the three week period.
We run a thorough credit check, background check, verify income, verify rental history, mortgage history check, judgements, evictions, bankruptcies, and foreclosures. Once we gather all the pertinent information we can evaluate the risk level of the applicant. Through these careful steps we can keep your risk to a minimum. The screening procedures play an important role when choosing the right tenant for your home. If done correctly your risk as a landlord are significantly reduced. If these steps aren't done carefully you and your investment could be at risk.
We have no up front or start up fees. This means we will inspect the property, market the property, professionally photograph, show property to prospective tenants, schedule any needed repairs, screen tenants, draft lease, and move in your tenant. We only get paid once we produce a quality tenant for you. Our leasing fee is $800 which we deduct from the first months rent. Our monthly Management fee is a flat $85 and only charged when rent is being collected. If the property is sitting empty you do not pay a dime.
We guarantee your tenants will fulfill at least 12 months of their lease term or we don't charge you the leasing fee during the 12 month period. Our screening process has proven techniques and know the risk are very minimal to the landlord.
We're so confident in our services and know you will be too! We dont feel like we need to hold our clients hostage with a cancellation fee. If for any reason you're unhappy with us or our services you may cancel with just a 30 days notice. The 30 days notice is out of courtesy to your tenant and allows us to have sufficient time to notify your tenants of the changes.
